Water Damage and Concealed Mold Remediation in Danbury CT

A Danbury homeowner contacted Hightower Restoration after water appeared through ceilings in the sunroom, study, and garage. The damage came from two separate sources: a leaking pipe affected the sunroom, while faulty chimney flashing allowed water to reach the study and garage. During selective demolition in the study, the crew found extensive visible mold concealed behind the mantel and wall paneling.

Hightower removed affected materials, dried the exposed areas, operated dehumidifiers and air scrubbers, and used HEPA vacuuming where applicable. The team also cleaned and relocated contents so the work could proceed. Post-remediation drying verification and mold testing were completed, and the reported conditions were satisfactory. Reconstruction was outside Hightower’s scope.

Two Water Sources Affected Three Rooms

The visible condition was similar in each area: water coming through the ceiling. The investigation established that the rooms did not share a single cause. A leaking pipe was responsible for the sunroom damage. In the study and garage, the moisture came from faulty flashing at the chimney.

The study required particular care because the wall adjoining the garage included a mantel, built-in components, paneling, and insulation. Some damage remained hidden until those finishes were detached. The homeowner was given time to sort and remove belongings before demolition began in that room.

Initial Assessment and Work Planning

Study before water and mold remediation work

Hightower inspected the property on July 30th and reviewed the proposed demolition plan with the contractor. The homeowner requested that work in the study wait until August 18 so the room’s contents could be moved. The crew began with the accessible sunroom work and installed drying equipment while the remaining areas were prepared.

Visible mold was present once the study walls were opened, so the project proceeded without pre-remediation mold sampling. Post-remediation drying and mold testing were completed after the affected materials had been removed and the work areas cleaned and dried.

Water Mitigation and Mold Remediation Process

Sunroom Ceiling Removal and Drying

The crew moved furniture as needed, removed a section of the sunroom ceiling, and cleaned the exposed area. One dehumidifier and one air scrubber were left operating in the room to support drying and air filtration.

Selective Demolition in the Study

In the first-floor study, the crew detached the mantel and adjacent wood components to investigate the wall shared with the garage. Extensive mold was found behind the mantel and wall paneling. Rippling in the wood veneer behind the right bookcase also indicated that moisture had affected concealed finishes.

Smaller wood pieces were retained for cleaning where feasible. The larger panels were wet and mold-affected and could not be saved. The crew removed affected drywall, ceiling material, and insulation between the study and garage, then cleaned the exposed areas.

Garage Demolition and Structural Drying

The garage work included removing the affected ceiling and completing the planned demolition. Dehumidifiers and air scrubbers were operated in the affected rooms, and HEPA vacuuming was used where applicable as part of the cleaning process.

Contents Handling and Pack Back

Hightower coordinated a 20-foot portable storage container for the contents phase. The crew packed and cleaned items from the garage and moved them to storage or another room in the home. Kitchen items were also packed and relocated to create working space. After the project work, the crew completed the pack-back.

Post Remediation Verification and Project Outcome

On August 25, the team collected two air scrubbers and two dehumidifiers after cleaning the affected areas. The project record states that the homeowner was satisfied with the work at that stage. Contents work continued into September.

note from the homeowner

note from the customer after the remediation job was completed

Post-remediation drying verification and mold testing were completed after the mitigation and remediation work. The reported results showed satisfactory conditions. Hightower did not perform reconstruction, so replacement of the removed ceilings, drywall, insulation, paneling, or other finishes remained a separate phase to be completed by others.

“Water damage from a leaking pipe above our sunroom and faulty chimney flashing affected our sunroom, garage, and study. Seeing water enter several areas of our home felt overwhelming, and losing access to those spaces was incredibly disruptive. Now that remediation is complete, we feel an enormous sense of relief. Having our home safe, usable, and back to normal means more than we can say.”

What Homeowners Can Learn from This Project

  • Similar water stains in nearby rooms may have different causes. Each affected area should be evaluated rather than assuming one repair will address the entire loss.
  • Mantels, paneling, bookcases, and insulation can conceal moisture and mold. Selective demolition may be necessary to determine how far the damage extends.
  • Salvage decisions depend on material condition. In this project, some small wood pieces were kept for cleaning, while wet, mold-affected panels were removed.
  • Drying and remediation are separate from reconstruction. Satisfactory post-remediation conditions do not mean removed finishes have already been rebuilt.
